Preparing for your consultation with your mortgage adviser involves several key steps to ensure we can assess your situation accurately and efficiently. Please follow these instructions closely and send everything to your adviser before your appointment. This guide will walk you through each step and how to complete it.

Steps to Prepare for Your Consultation

1. Read this important information

  • Our Support Guide: Details additional support available to meet your needs appropriately.
  • Provider Lists: These show the lenders and insurers we work with to ensure you receive the most suitable product for your circumstance.

2. Register for Access to Your Credit Report

Your adviser will need access to your credit report.  If you do not already subscribe to a provider, we recommend using “Check My File” to obtain your credit report, as it provides comprehensive data from all credit reference agencies.

  • Visit Check My File: Click here to go to the Check My File website.
  • Free Access: Register for the free 30-day trial to access your credit report.
  • Download Report: Obtain and download your credit report and share a copy or your login credentials with your adviser .

3. Provide Three Months of Bank Statements

Please ensure you provide three months bank statements that detail all household income and expenditure.

4. Prove Your Identity

Provide a copy of one of the following documents to verify your identity:

  • Passport: A current, full, signed passport.
  • Driving Licence: A full photocard driving licence.

5. Prove Your Income

Different types of income require different supporting documents. Use the following guidance based on your income source:

For Employed Applicants:

  • Payslips: Provide your last 3 months’ payslips.
  • Annual Bonus: Include payslips showing bonus payments over the past two years.
  • Overtime: Provide the most recent March payslip or P60 showing overtime.

For Self-Employed Applicants:

  • SA302/Tax Calculations: Provide the last 3 years’ SA302s or Tax Calculations along with the corresponding Tax Year Overviews. Guidance can be found here.
  • Business Accounts: If you’re a limited company director or shareholder with a 20% or more stake, provide the most recent 2 years of finalised accounts for the company.
  • Business Bank Statements: Include the latest 3 months of business bank statements.

Alternatively, we can liaise directly with your accountant if more convenient.

For Maintenance Income:

  • Court Order: Provide the court order if the income is court-ordered.
  • Bank Statements: Include the latest 3 months of bank statements showing maintenance payments.

For State Benefit/Pension Income:

  • Official Documentation: Provide an official benefits or pension letter, or a P60.
  • Bank Statements: Include the latest 3 months of bank statements showing these income credits.

7. Proof of deposit (Purchase Only)

  • Confirmation of its origin (savings, gift, etc.)
  • Bank statement showing cleared funds

 


How to send us your documents

  • WhatsApp or Email: The simplest method to send your documents directly to your adviser is by using WhatsApp or email.
  • Client Portal: Alternatively, You can securely upload these to our client portal, offering bank level security here.

 

How to register for the MyAdvice Hub client portal.

  • Request Registration: Contact your adviser and as to be registered for MyAdviceHub
  • Invitation Email: Look for an email inviting you to join MyAdviceHub.
  • Create Your Account: Click the “Create Your Account” button in the email.
  • Privacy Notice: Read and agree to the Privacy Notice.
  • Password Setup: Choose a secure password for your account.
  • Mobile Verification: Enter the verification code sent to your mobile phone.
  • Login: Once verified, log in to MyAdviceHub.
  • Client Portal: Alternatively, they can be uploaded securely via our client portal which offers bank level security by clicking here .
