How to prepare for your consultation

Your mortgage appointment can be online via a video link or face to face based on your preference. Video link appointments will be hosted on Microsoft Teams which can be downloaded for free by clicking here

All applicants need to register and access their client portal by clicking here, and then upload a copy of the following items (alternatively they can be emailed to your adviser)

A copy of your current credit file (or login details).  This can be accessed by clicking here

Proof of who you are by providing one of the following:

  • Current full signed Passport
  • Full photocard driving licence
  • Firearms certificate or shotgun licence
  • Northern Ireland ID Card (issued by Electoral Office)
  • National Identity Card (non-UK nationals)
  • Resident permit issued by Home Office (EU nationals)
  • Government Department ID


Proof of where you live with one of the following:

  • Recent utility bill
  • Most recent mortgage statement
  • Recent postal bank statement
  • Solicitor letter confirming house purchase/registration
  • Current house/motor insurance certificate
  • Disabled persons ID
  • HM Revenue & Customs document
  • State Pension or benefits book/notification letter


Proof of your income (See guidance below)

Employed Applicants:

  • All employed applicants = 3 month’s payslips & latest P60
  • If annual bonus received = Last two years bonus payslips
  • Latest 3 months bank statements showing salary credits


Self-employed Applicants (Defined as sole traders, any type of partnership or a shareholding of 20% or more in a limited company):

  • All self-employed applicants = Last 3 years SA302’s or Tax Calculation’s and the accompanying Tax Year Overviews. Guidance on obtaining these can be found by clicking here.
  • Limited company shareholdings of 20% or more = The most recent 2 years finalised accounts.
  • Latest 3 months business bank statements
 

Alternatively, your adviser will be happy to liaise directly with your accountant if you give them permission to obtain the relevant information directly.

Maintenance Income:

  • Court Order (If court ordered)
  • Latest 3 months bank statements showing payment credits


State Benefit / Pension Income:

  • Official benefits/pension letter or P60
  • Latest 3 months bank statements showing payment credits


Documentation Format & Provision

Ideally documents should be in a PDF format when uploaded. Online documents such as bank statements can usually be saved directly to a PDF format. For ID and other paper-based documents, install “Adobe Scan” on your phone by clicking here and use this app to simply photograph each document and convert it to the required PDF format.
